We just wanted to let you know that we have recieved the first twenty orders for lights, which will close the "jump start" offer, but the substantial discount on the post light and installation remains available to all homeowners that are interested in updating their exterior lighting to go with the new look in the Estates.

The order was placed for the first set of 50 lights and installation is planned to start in February, depending on delivery and weather.

Teri will be happy to help with and questions you may have.

New Lighting

We have been so pleased to hear that many of you are interested in obtaining the new lighting for your homes in the Estates! The new post lights (bottom left) are a great, fresh new look and an exceptional value. They are high quality lamps, from a top lighting manufacturer, with whom we have a good association to be able to bring you these prices. While we are expecting the first twenty to be taken this week, the lights remain an excellent deal at the regular discounted price, so we hope you'll take advantage.

As we have also had quite a few inquiries about the matching lights, we wanted to post photographs so that you may view of the rest of their lighting family.

The ceiling mount (top left) is 10.5" in diameter and 6.25 inches in height.

The wall mount (top right) comes in three sizes: the small is 7"wide x 9.25" high, the medium is 9" by 12", and the large is 11" x 14.25". You may see examples of the wall-mounted version at the Estates Pool.

The hanging light (bottom right) is 11" in diameter and 14.25" high and comes with the chain. You may see examples at the entry markers.

The post light (bottom left) is 11" in diameter by 17" tall. You may see examples at the new entrance at Keystone Drive, and also at the homes located at 306 Seabright, 222 Walkers Cay and 252 Walkers Cay.

Asphalt at the Gates

We just wanted to let you know that we are aware of the issues with the asphalt at the new gate. The asphalt mix was incorrect and the contractor will be coming back in the spring to make the proper repairs, when the plant reopens with the warmer weather. In the meantime, please take it slow where the gate joins the existing roads.

New Entrance is Open!

It was a gorgeous day today, as we celebrated the ceremonial opening of the new entrance. We thank everyone who came to join us for the event!

Matt Duenke gave a short speech, sharing with those present some of what went into making our new entrance very special, including the local stone, native plantings, artisan metalwork, and state-of-the-art infrastructure, and expressing our appreciation to everyone involved. Afterwards, the ribbons were cut and the gate was officially open.

In lieu of sending cards this year, we have made charitable donations to help several non-profit agencies in the Lake area that are in need.

The office will be closed the afternoon of December 24th through 26th and January 2nd so our staff may enjoy the holidays with their families and friends. Tan-Tar-A Estates Homeowner Update - December 2011

It’s hard to believe that another year has swept by! As the year comes to a close, we wanted to share with you some of the latest news. We would also like to extend to each and every one of you, our sincere wishes for a wonderful holiday season and joyous New Year.

WINTER

Winter is upon us now, which means cold, ice and snow. If you have not yet prepared your home for the winter season, please be sure to do so as soon as possible. Your outside hoses should now be removed and water to the spigots turned off. The heat should be on in your home, at least at a lowest setting and the main water valve should be turned off if you are not going to use your home through the winter months. And for those with docks, your deicers should be installed.

We also wanted to take this opportunity to remind you about snow removal in the Estates ... we will plow and salt the main roads in the Estates first, and continue our attention on them until they are clear and as safe for travel as we can make them under the conditions, and then move onto the secondary roads when we can. Once all roads are cleared and relatively safe and the weather has abated, we will plow parking areas and driveways for those on the GMP program. We generally do not begin plowing until there are two inches of snow on the roads ... it can make driving conditions even more dangerous to plow too early and is hard on the plows and the roads. Even when the roads have been cleared, please use extreme caution when traveling, especially keeping your speed down ... as you know, our roads are hilly and winding and even the very best efforts can leave some icy patches. The Estates gate will remain open during inclement weather to allow safer passage of vehicles in and out of the Estates. You may want to check road conditions outside of the Estates prior to planning any travel ... often KK is in worse condition than the roads in the Estates.

It is very important that you do not park on the roadways when there is a chance of inclement weather ... it makes it extremely difficult for us to be able to maneuver the plows safely around the Estates and fully clear the roads and there is a much higher risk of damage to your vehicle. In addition, you may get plowed in.

PHYSICAL PROJECTS

New Entrance … the new entry is nearing completion. The majority of the landscaping has been installed, the gates are hung and there are just a few electrical projects to be finished. Everyone involved has done an amazing job and we think it looks fantastic. Pictures are being posted here on the blog, if you would like to see the entrance as it is finished.

The new entrance will generally be open from 7 am to 6 pm, and during inclement weather, as well as when deemed operationally necessary. It will generally be closed during the evening hours and occasionally during the day when limited access is necessary for the Resort or the Estates. Homeowners that would like to use this entrance from Keystone when the gates are closed will need to purchase an opener from the office, unless you already have one (current openers will work). You do not need an opener to exit the Estates at anytime. Homeowners that do not have an opener and guests staying in or visiting the Estates will not be “locked out” when the gates are closed, you may continue to use the main entrance shared with the Resort to access the Estates day or evening, as you have always been able to do.

The current back gate will remain in place as the service entrance, but your opener will not be functional with this entrance. Commercial vehicles, particularly buses and trucks, should be directed to the service entrance, as large vehicles can easily damage the gates. The service entrance will generally be open weekdays, excluding holidays, between 8 am and 3 pm and may be opened for use at other times by calling the office in advance.

Repair of the dam located on at #5 on the Hidden Lakes Golf Course … Unfortunately, this project had to be put on hold until 2012 due to the budgeting cycle for Columbia Sussex, who will be partnering on the repairs. More detailed schedule information will be available when we hear back from the Resort. We have applied to the Department of Natural Resources (DNR) for an extension and have moved the expenses to our 2012 budgets, as well. The temporary remediation has been functioning well, so we do not anticipate there being any issues during the delay.

Street Signage … The prototype has been completed, with a few resulting adjustments, and we are happy with the look of the finished design. The brackets to hold the street signs have now been ordered. We anticipate that replacements will start early in the new year.

Landscape … Longfellows Nursery will continue to be in the Estates periodically to monitor the health of the native plantings, replacing plants as necessary. They also provided the landscape services for the new entrance and will be in to finish some of the plantings there, as well. Just as a reminder, you can help us create a beautiful landscape by refraining from walking in these areas or damaging the plants and flowers.

Storm Water Control … Most of the areas of concern have now been addressed, but this project is ongoing and will continue as we locate any new issues.

New Post Lamps …You may have noticed the beautiful lamps on the new entrance markers and gate. They are a great fit with the natural, wooded character of the Estates. These lamps are being made available to the homeowners at a reduced cost, so you, too, can be a part of the fresh, updated look of the Estates. You will be receiving a letter in the near future explaining how you can acquire yours to replace your current round globe (including a special limited time offer) … keep your eye out.

Trash Enclosures …There are several replacement designs being considered that include new individual units, as well as multi-user units. Durability, convenience, curb appeal, and cost are all being weighed as part of the decision about the future of the trash enclosures. Replacement is currently scheduled for 2012.

SALE OF THE LEASES

We hope you have all come to understand how the sale of the leased properties to the unit owners is a very large and complex task ... that there is a multitude of questions and issues that have to be addressed in order to prepare for and then execute these transactions. While our list of items undertaken has been long and multi-faceted and is taking some time to work through, please rest assured, we continue to diligently work towards our mutual goal.

Legal counsel is in the midst of the necessary legal work and questions and we are pleased to share with you that there is continued advancement in many of the issues and the paperwork that need to be addressed prior to commencing the sale of the leased property to the lessees and the transfer of the trusteeship to the homeowners.

If you have not heard, there has been a change in leadership at Camden County Planning and Zoning (P&Z) this summer. We have attended several meetings with Camden County commissioners and the new Planning and Zoning Director, Don Hathaway. The county is suggesting that we implement some measures that had not been suggested prior. The discussions have produced several solutions, but we are still investigating how several of the requirements can be accomplished expeditiously and without incurring significant expense.

While our engineer had completed the survey work needed and prepared the draft plat prior to the change at P&Z, we are now waiting for resolution of the new issues prior to being able to present the plat for your viewing at the office.

We do not yet know if these changes from P&Z may impact the schedule for commencing the sales. We remain hopeful that it will not, but these are the kind of unexpected issues that can arise that we do not have control over or can anticipate. We will keep you updated as things progress.

2012 ASSESSMENT

The Assessment Review Committee had their first meeting to review the 2012 assessment budget on December 5th. It was a productive meeting, with many issues discussed. The committee will convene again on Friday, December 16th for their second meeting, with generally one additional meeting scheduled for the final review and recommendations to the Trustees. If you have input for the 2012 assessment, you may reach the committee via email.

We are regularly posting information here, on the Tan-Tar-A Estates blog, the website (tantaraestates.com), Facebook (companies.to/tantaraestates) and Twitter (twitter.com/tan_tar_a). We encourage you to visit these sites for the most up-to-date and reliable news that comes directly from the trustees and the LLC about what is happening in the Estates. The Assessment Review Committee convened on Monday, December 5th for their first meeting to review the proposed 2012 assessment budget for the Estates. Our Section of the Expressway is Opening

Our section of the new expressway, from Mexicali Blues to the bridge, is slated to open today! It will mean some major changes to traffic in our area, but we are looking forward to the conveniences, once we all get used to it. Take your time out there, watch the signage.

Watch Out for Deer

Please be very cautious driving, especially along KK. The deer are definitely out and about right now and can jump out in the road, seemingly from nowhere. We have heard of a few close encounters, especially at dawn and dusk.

Update on Hidden Lakes Dam #5

The latest news regarding Hidden Lakes Dam #5 is that the improvements are being postponed until 2012. The Resort requested the additional time, so that they may work with their corporate to include their portion of the repair costs in their 2012 budget. We have applied for an extension from DNR to accommodate their request and will also be moving the costs to our 2012 budgets. We'll let you know the new construction dates as soon as they are available. We regret the delay, but the project requires coordination with several entities.

Boil Advisory Lifted Except for a Few Homes

The boil advisory has been lifted for the Estates, except for a few homes:

125, 147, 165, 191, 215, 229, 243, 257, 267 & 287 Staniel Cay Drvie remain under a boil advisory until further notice.

For the rest of the Estates, the water has been tested and is safe to drink.

For the remaining homes on the boil advisory, you may want to take the following precautions:

1. Boil water vigorously for three minutes prior to use. Use only boiled water for drinking, brushing teeth, diluting fruit juices and all other food preparations or consumption. Use of bottled water may be a feasible, though relatively expensive, alternative to boiling tap water when under a boil water order.

2. Do not use ice from a household automatic ice-maker or use any ice made with unboiled water from this system. Remake ice cubes with water that has been boiled or buy ice.

3. Disinfect dishes and other food contact surfaces by immersion for at least one minute in clean tap water that contains one teaspoon of unscented household bleach per gallon of water.

4. LET WATER COOL SUFFICIENTLY BEFORE DRINKING.

Water used for hand-washing or bathing does not generally need to be boiled. Supervision of children is necessary while bathing or using backyard pools so water is not ingested. Persons with cuts or severe rashes may wish to consult their physicians.

We will post another notice as soon as the water has been tested and the boil advisory is lifted for the remaining homes. If you have any questions, you may contact Teri at the office at 573-348-1758 Ext. 5 during regular business hours.

Estates Under a Boil Order

A well pump malfunctioned today, which affected the water tower and pressure to the water system in the Estates, Resort and other areas served by the tower. While there has not been a breach or line break, the water system operator has notified us that the Estates will be under a boil order until further notice due to the low pressure situation.

You may want to take the followingprecautions:

Leaf Removal in Tan Tar A Estates

Leaf removal season will soon be here. Fire safety is of the utmost importance in our community, and remains one of the main reasons for leaf removal.

The weather plays a major factor in choosing the scheduled areas for leaf removal. However, typically we begin with the higher elevated areas and work our way down through the Estates. The leaves will be removed street by street until the crew has worked their way through the entire Estates area.

For homeowners on the Grounds Maintenance Program (GMP), our staff will blow your yard leaves to the curb and remove them for you. Later, the crew will return to your property and remove leaves from driveways, under decks and around walkways.

For homeowners NOT on the GMP and wishing to have leaves removed from their lot more frequently than the single visit our staff will make, you may blow your leaves to the roadside and our crew will pick them up on Monday mornings with our leaf vacuum and dispose of them for you. To prevent damage to our equipment, it is necessary that the stick and branches be separated from the leaves before we can pick them up. Homeowners not on the GMP will be responsible for the leaf maintenance around their driveway and the foundation of their home.

'White Goods' Recycling Event - October 3 - 14, 2011

October 3 - 14, 2011, Lake Area residents are encouraged to bring their white goods to the City’s Public Works Department for proper disposal. This service is FREE to everyone.

Public Works is located in the Industrial Park at 5757 Chapel Drive. Hours of operation are M-F, 8 am to 4 pm. Items included are refrigerators, washers, dryers, stoves, air conditioners, water heaters and dish washers. This is a convenient way for Lake Area residents to rid themselves of unwanted appliances.

Individuals drop off their broken, unused 'white' goods, with the help of a City employee and the City will discharge any freon (chlorofluorocarbon (CFC) or hydrochlorofluorocarbons (HCFCs), widely used as refrigerants and solvents) from the 'white goods', if applicable, and safely dispose of the goods.

These programs are made possible through grants from the Department of Natural Resources and in cooperation with the Lake Ozarks Solid Waste Management District.

With a large cast of members the show highlighted songs with a lot of jokes and poetry thrown in, to make this two act program a delight to attend. Suzanne did a solo number, as did Fred, along with many others cast members. They also did a duet that brought the house down.

Notice of Boil Water Order Rescinded (Low Pressure)

The Missouri Department of Natural Resources (DNR) has lifted the boil order for Tan Tar A Estates. Department officials lifted the order on Monday, September 26, 2011, after test results from water samples collected on Friday, September 23, 2011, showed that the water is safe to drink.

Department officials declared the order because low water pressure reported on Thursday, September 22, 2011. The low pressure came from a leak in the water line. When water pressure is low, conditions exist which could allow contamination to enter the distribution system or household plumbing.

To asure that possible contaminations is removed from your plumbing, all impacted homeowners should flush all the water lines in their home by operating all water faucets (both hot and cold) and flushing toilets. Any homeowner that notices colored or odorous water should report this.

The homes impacted were on the following streets:

Weatherstone Circle
Top Deck Court
Topsail Place
Shelter Cove
Channel Buoy Drive
Seabright Drive

Autumn is one of our favorite times of the year at the Lake … as the busy summer season comes to a close, the days remain warm, the nights are cool, and there is a peacefulness that descends on the Estates. We hope you have all enjoyed a great summer and are looking forward to the season of change ahead.

The Estates Pool is now closed, but the Cedar Glen Pool is scheduled to remain open through October 9th, weather permitting. The water temperature is getting a little chilly, but it is still nice to go sit by the pool, in the garden.

As we had posted earlier, Tan-Tar-A Estates LLC engaged a local engineering company to execute the necessary surveys and related paperwork to submit to FEMA in order to remove as many of the leased waterfront lots in the Estates as possible, from a designated Special Flood Hazard Area (SFHA), via Letter of Map Amendment (LOMA). A LOMA is a letter from FEMA stating that an existing structure or parcel of land that has not been elevated by fill (i.e. the existing structure or parcel of land is on natural grade) would not be inundated by the base flood. If FEMA issues a particular lot a LOMA, there is no need to purchase flood insurance. If your home is determined to be in the flood plain, it may be necessary to acquire flood insurance. Only a few homes were questionable to qualify for the LOMA, per the survey. If you receive a notification from your lender that you will need to obtain flood insurance or obtain a LOMA, please contact Teri at the office. She will be able to help you with the details.

Leaf season will be upon us shortly, too. When they begin to fall in earnest, the crew will be out blowing leaves throughout the Estates. If you would also like to blow or rake your leaves, please have them to the curb on Monday mornings, as we will be going through the Estates to pick them up at that time. We do ask, though, that you keep any weeds, branches, twigs, etc., separate from the leaves, as they wreak havoc on the leaf vacuums.

PHYSICAL PROJECTS

New Back Gate … If you have been to the Estates in the last few weeks and driven on Keystone or Duenke Drive, hopefully you have had a chance to see the progress on the new entrance. The grading work has been completed, base rock has been placed, concrete curbs and pier footings poured and conduits for gate controls, irrigation and lighting have been placed. Stonework should start the last weeks of September. The project remains on schedule at this time, with project completion (except for some landscaping) anticipated by the close of the year, barring any unforeseen operational or weather delays.

Repair of the dam located on at #5 on the Hidden Lakes Golf Course … We have chosen the contractors and currently are anticipating construction beginning in October. We will be meeting with the Resort to finalize some last details. Just a reminder, there may be two road closures at times during the project, one on Elbow Cay Drive below the dam, and the second on Waterscape at the #5 cart path intersection. Completion on this project is also anticipated by the close of the year.

Street Signage … we are currently in the process of creating the prototype for the new signposts. We are still anticipating replacement commencing later this year. There are quite a few, so it will take some time to complete them all.

Landscape … Longfellows Nursery will be back in the Estates through the next three seasons, working on native plantings. They will also be assisting us with the landscape plans for the new entrance. Just as a reminder, you can help us create a beautiful landscape by refraining from walking in these areas or damaging the plants and flowers. Autumn is actually a great time to work on some of the more substantial landscaping around your home, too, and if you would like assistance, Longfellows will be happy to work with you on your individual projects. Storm Water Control … during the last few weeks, we have been working on some of the areas that need correction. This has included concrete, grading and stonework. This project is ongoing and will continue as we locate any issues.

SALE OF THE LEASES

It has been a busy summer on this project and we are pleased to see advancement in many of the issues that need to be addressed prior to commencing the sale of the leased property to the lessees and the transfer of the trusteeship to the homeowners. If you have not heard, there has been a change in leadership at Camden County Planning and Zoning this summer. While we have continued to prepare the plat per our prior discussions, we are awaiting the arrival of the new Administrator to review the work completed to date. Our engineer has accomplished quite a lot of work, with only a few last bits of road surveying being completed as we write to you. At this time, we are expecting to convey lots per the legal descriptions included in the leases and of record in Camden County. Depending on the schedule to complete the last items needed for the plat, we are hoping to have the plat on display and available for you to see at the office later this autumn. Preliminary discussions with the title companies and their underwriters have gone very well and pending their review of the final plat and appendix attachments, we anticipate that title work should generally be non-problematic. Work has also begun on some of the contract paperwork that will be needed for the sale. We still believe at this time that sales may commence in the first part of 2012, pending any unforeseen issues. Pricing will be made available to everyone at the time of the offering, but will not be available prior.

Partial Boil Advisory for the Estates

With the change of seasons, it is very typical for infrastructure everywhere to experience stresses due to the change in the temperature of the earth. As a result, we are having to repair some water lines and have had to depressurize part of the water system in the Estates to complete the repairs. There is a boil advisory in effect from September 22, 2011 until further notice, for the following streets in the Estates:

Behring Point
Tavern Cay
Weatherstone Circle
Top Deck Court
Topsail Place
Shelter Cove
Channel Buoy Drive
Seabright Drive

For those Estates located on the streets listed above, the water system isunder a voluntary boil water advisory. You may want to take the followingprecautions:

1. Boil watervigorously for three minutes prior to use. Use only boiled water fordrinking, brushing teeth, diluting fruit juices and all other food preparationsor consumption. Use of bottled water may be a feasible, though relativelyexpensive, alternative to boiling tap water when under a boil water order.

2. Do not use ice from a household automatic icemaker or use any ice made with unboiled water from this system. Remake ice cubes with water that has been boiled or buy ice.

3. Disinfect dishes and other food contact surfaces by immersion for at least one minute in clean tap water that contains one teaspoon of unscented household bleach per gallon ofwater.

4. LET WATER COOL SUFFICIENTLY BEFORE DRINKING.

Water used for hand-washing or bathing does not generally need to be boiled. Supervision of children is necessary while bathing or using backyard pools so water is not ingested. Persons with cuts or severe rashes may wish to consult their physicians.

Are You Planning to do Any Work Around Your House in the Estates?

Here is some important information about what needs to be done before you get started.

INSURANCE

When performing any construction on your property, it is very important is that the contractors have Certificate of Insurance on file with us. This will protect you in case there are any problems and is required by Tan-Tar-A Estates LLC.

Please make sure your contractor carries general liability insurance. This type of insurance protects your property in case of damage caused by the contractor and/or their employees. The insurance company will pay for the cost of replacing and/or repairing any damage that might occur.

Please also make sure your contractor carries workman's compensation. Workman's compensation insurance protects you from liability if a worker is injured while on your property. Be aware that if the contractor doesn't carry workman's compensation coverage, you may be liable for any injuries suffered by any of the contractor's employees on your property.

You will want to ask to be provided with a certificate of insurance that includes proof of current insurance for both of these types of policies.

BUILDING PERMITS

Please remember that if you are planning a renovation of your Estates home, or making any other repairs/changes to the exterior, you must apply for a Building Permit prior to commencing the work. The appropriate forms are on our website tantaraestates.com or feel free to contact Teri at the office at (573) 348-1758 ext.5 if you have questions or need help in submitting your paperwork for a permit.

In addition to our permit, please make sure your contractor obtains all permits required by the local jurisdictions. This is very important. When a contractor obtains the required local permits, you know the work will be done properly and "to code". Also, if you do not have a permit, you may be subject to work stoppages, rework and fines. Also, many homeowners insurance policies require you to obtain permits on any major remodeling to keep your home properly covered. Not all contractors are aware that they need these permits or the less reputable may try to avoid the time involved and the "hassle" with the inspectors. A reputable, experienced contractor will permit every job where a permit is required or work with you on obtaining the necessary permits.

The Osage Beach Fire Protection District has information and forms on their website (obfire.com/forms/) regarding the permits required prior to construction.

Back Gate

Pool Closing Schedule and 1st Annual Dog Swim

It's hard to believe it is the end of August already .... where has this summer gone? With the arrival of autumn, also comes the closing of the pools.

The Estate Pool will be closed for the season starting Monday, September 12th.

The Cedar Glen Pool will be closed for the season starting Monday, October 10th, weather permitting.

And we are going to try something new this year, we will be sponsoring our first annual Dog Swim at the Cedar Glen Pool on Sunday, October 9th from 2 pm until closing. This is the one time of year that our friendly, furry canines are welcome to join us at the pool as we celebrate the end of the season. All we ask is that your dog arrives at and leaves from the gate leashed, is well socialized with both humans and canines (aggressive behavior is a no-no) and any messes (you know what we mean) are cleaned up. The Dog Swim is special treat for the pets of homeowners or full-time residents only.

For those of you that have been at the Estates in the last couple of weeks and near the back gate area, you may have noticed the progress on the new gate. There has been a fair amount of earth moving and infrastructure work, preparing the site. This week should begin the rock and "foundation" work.

It's not much to look at yet, we'll share photos when it starts getting more interesting.

There is a lot of heavy equipment, dirt, trucks and rock around the construction area. You may want to use the front gate to avoid the area and potential delays. Depending on weather and operations, construction will continue into the autumn.

DOGS.....We All Love Them!!

We all love our dogs and want to see them happy & healthy. The following are a few reminders we wanted to share with you about our furry friends.

With the excessive heat that we are currently experiencing, we know our dogs would like to be swimming (although the Lake is 93 degrees!). But the chlorine that is in our pools is not healthy for our animals, particularly it is not good for their skin or for their tummy. The pet hair is also really hard on the mechanics of our pools. We would really appreciate it if you could cool your pets down using a hose, rather than using the community pools for dog swimming. We are thinking about having a dog swim day on the last day of the pool season in September, when we can lower the chlorine levels for their safety and clean out the pools for the season, hair and all.

We also wanted to remind you that with the high volume of people that are staying in the Estates and the large buses and numerous cars that are driving the roads, it can be very dangerous to have your furry friends loose outdoors. Please keep your dogs safe and walk them on a leash. We would be saddened to lose any member of our community, four-legged or not.

Hope everyone, including the furry ones, are enjoying the summer ... and we hope to see you on some early morning or evening walks!

New Back Gate … The plans for the gate have been finalized, with a few modifications to allow for the county right-of-way requirements. We have begun removing trees to make way for construction. The county has come to inspect the plans and issued our construction permit. We have put out requests for bids and anticipate making our vendor selections and beginning construction this year, weather and operations permitting.

SALE OF THE LEASES

We continue to make progress towards the sale of the leased property to the lessees and the transfer of the trusteeship to the homeowners. We have been working to resolve platting and other issues with Camden County Planning and Zoning and believe we are approaching good resolutions. Our engineer has also been able to work further on preparing the plat, which is rather complex as a result of our unique situation. We have begun working to ensure there will be smooth transition of titles, including discussions with title companies and their underwriters. We have completed our review of each individual lease and have made note of any issues. While we do not have a definitive date yet, we do believe at this time that sales may commence in the first part of 2012, pending any unforeseen issues.

Parking

With the busy summer season here and lots of people in the Estates, we figured its probably about time to talk a little bit about parking. Part of what makes the Estates so beautiful and charming is the hilly terrain, being surrounded by the water, and the gorgeous, mature woods ... something we all love ... but in exchange for our amazing location, we have to give up a little bit of convenience sometimes and that includes adjacent abundant parking to our homes. Parking in the Estates is limited ... most homes have only one parking spot available per unit in the house. When many of the houses were built, a lot of us traveled in the family station wagon together for vacation, so it was not a problem. But nowadays, when more cars than units come for a visit, that is when we sometimes can have issues. We want everyone to have a pleasant visit and we certainly don't like being the parking police or having to have anyone towed. So ... a few things to keep in mind so parking can be a non-issue ...

There are overflow parking spaces available at the Cedar Glen Pool and the Estates Pool if there are not enough spaces at a particular Estate. Please park your additional vehicles there.
Please do not park on or block the roads or block shared driveway areas in the Estates with any vehicles, including golf carts, as we need room for emergency vehicles, such as large firetrucks or ambulances, to pass through to any house at any time. Also, when the Resort's large buses are in use, they need room to maneuver. Our roads are narrow, winding and hilly and having vehicles parked in the street creates a safety issue. It also puts your vehicle at risk for damage.
If you are using one of the Estates community docks, please drop off your things and return your vehicle to your home or leave it at the Cedar Glen Pool. There is extremely limited automobile parking available for the community dock on Ship Dock and no automobile parking available at lower Moongate. Please do not park in the parking spaces near the top of the dock steps, these spaces are for the homes located there. The community dock on lower Moongate does have a bit of room across the road for parking a few golf carts only.
Please do not use another Estate's or unit's parking spaces without permission. Even if it appears empty, another guest may be arriving later. You know how frustrated you would be to arrive late in the evening and find your parking space taken.
Trailers are allowed to be parked at their Estate home for a two week period of time. The trailer must fit into the parking area and not extend into the street. Trailers are not allowed to be parked on any Estates roadway or at the pools. There is limited temporary trailer parking in the gravel area at the boat launch.

A lot of times we have found that parking issues arise because a guest is just not aware. A friendly, polite comment or note given in an effort to educate can often be the quickest solution to achieving a positive resolution. Or if you know whom the management company is for a particular home, they are generally happy to help and will call the guests staying there to let them know there is an issue. If you do have a parking issue and need help getting it resolved, during regular business hours, please call the office directly. After hours, you may call 573-348-1758 x9 or 573-216-1806. Staff will come out and as long as it is not a hazard, we will generally leave a notice on the vehicle and give a reasonable amount of time for the vehicle to be moved. If it is not moved in the allotted time or is a hazard, we will call in one of the towing companies.

If we do end up having to have a vehicle towed (which is rare), the two companies used are: Bledsoe Automotive Service at (573) 346-7050 or Hi Tech Auto Body and Towing at (573) 348-4748. Vehicles are towed at the owner's expense.

With today's fuel prices and wanting to make an effort to be "greener", a good solution may be traveling together again when we can. Remember playing "I spy" and "Slug Bug" or the alphabet billboard game? That was fun ...

Dock and Trailer Reminders

Just a few reminders ...

Trailers may be left in the gravel area by the boat launch or in a home's parking area (if it fits without extension into the road) for a period of two weeks. They may not be parked by the pools at any time. If you need to store your trailer for a longer period of time, please arrange for storage at one of the local storage companies. Trailers left in the Estates for more than two weeks or inappropriately parked may be subject to removal without notice.

We do not allow for watercraft to be tied up to the side of the community docks, except for the immediate loading or unloading of passengers. If we find a watercraft tied to the side of one of the community docks, we may remove it without notice. Watercraft found in a vacant slip without entering into a rental agreement also may be removed or chained without notice.

All docks in the Estates, including the community docks, are private, so please be respectful ... refrain from trespassing, especially on any docked watercraft or on individual docks.

If you would like to be lakeside or fish, there is a park area located on lower Walker's Cay Drive, in the 400 block, that has been set aside for all homeowners and their guests to use. For those that have been around for awhile, it is where the old footbridge to the Resort used to connect. There is not much room for parking at the park, but its a nice walk down from the Estates Pool and there is parking located by the pool.

KK is Changing ... Hello to the Roundabout

MoDOT's work on KK is progressing and traffic will now be sent over to the new roundabout in stages.

If you are not used to using roundabouts, they can be a little intimidating at first, but once you are used to them, they are easier than a lot of intersections. We found some info on roundabouts for those interested ...

How to Use a Roundabout

Using a roundabout similar to making a right hand turn at a red light. At a traffic signal, a right-turning driver stops at the stop bar, looks for conflicting traffic coming from the left, chooses an acceptable gap in the traffic flow, and then turns right onto the cross street.

At a modern roundabout, the oncoming driver approaches the yield line, looks for conflicting traffic coming from the left, chooses an acceptable gap in the traffic flow, and then enters the roundabout with a right turn at the yield sign. A full stop is not necessarily required before entering the roundabout, but drivers entering the roundabout must always yield to cars already in the roundabout. Once inside the roundabout, a driver continues circling counter-clockwise until reaching the desired exit. Exit maneuvers are also right turns.

Frequently Asked Questions About Roundabouts

Isn't a roundabout just another form of intersection?

Absolutely. And, just like stop signs and stoplights it is important for drivers, pedestrians, and cyclists to learn the rules for roundabouts.

How do pedestrians use a roundabout? Remember, if you are a driver, to observe all the pedestrian crossing locations because pedestrians always have the right-of-way when they are in the crosswalks. Also, do not stop in the crosswalks while you are waiting for your turn at the yield line. If you are a pedestrian, be sure to use the crosswalks, and make sure the drivers see you before you enter the crosswalk.

How do trucks use a roundabout? There are two things you should know about trucks. First, very large trucks can pass through roundabouts. Large trucks can use the truck aprons (concrete area on the outside of the central islands) for additional space. Second, other drivers need to give trucks plenty of room.

Does traffic approaching from one direction have priority over traffic approaching from another direction? The only priority rule is that drivers inside the roundabout have the right-of-way over any driver entering the roundabout, regardless of approach direction. Every entrance has a yield sign for vehicles that wish to enter.

Is the roundabout like a 4-way stop? Not really. The main similarity is that both roundabouts and 4-way stop intersections do not have signals. The differences include: 4-way stops yield to the right, roundabouts yield to the left – like a right turn on red – because the circulating traffic comes from that direction. At 4-way stops, each direction gets a turn in order. At roundabouts, each driver chooses a safe gap to enter and no driver “gets a turn.”

Do I get a turn to go? Roundabouts are not like 4-way stops. You do not get a turn to go. You may only enter the roundabout when there is a safe gap in the traffic flow.

Do I have to stop at the YIELD signs? It depends on the amount of traffic already in the roundabout. When there is a lot of traffic, you will probably have to stop. When you have a safe gap, you are not required to stop; however, you should always slow down enough so you can stop if necessary.

How large of a gap do I need? You will have to use your own judgment based on the vehicle you are driving, the weather conditions, and flow of traffic around you. It is always your responsibility to select a safe gap before you cross your yield line.

Is it OK to “let someone in?”

You can slow down so that the safe gap becomes more obvious to them, but do not stop. Stopping in the roundabout disrupts the flow of traffic and can be dangerous.

I know the rule is “do not stop inside the roundabout.” What should I do when someone else stops inside the roundabout? Be patient. Wait for them and make sure they go first. If you go in front of a driver that stops you will add to that driver’s confusion. It is in everyone’s best interest if we wait for the drivers who stop. Soon they will gain enough confidence so they will not stop inside the roundabout any more.

What do I do when the driver in front of me is too timid at the yield line? Be patient and wait for them to choose their safe gap. Try to avoid honking your horn because it tends to cause timid drivers to make mistakes.

What can we do about people who do not yield? First, practice defensive driving like you would at any other intersection. Second, be sure to follow all the yield rules yourself, because other drivers will learn by watching you. Don't let a driver who stops convince you to enter in front of them. If we all provide the right example by following the yield-at-entry rule, the other drivers will eventually learn. Finally, if you become aware that more enforcement is needed, contact the police department and let them know about your concerns.

What is the right speed to drive through the roundabouts? In dry conditions, you should drive 15-20 MPH. Remember to drive smoothly because other drivers need to accurately judge your speed to choose safe gaps.

Do I really need to slow down below 15 MPH when it is icy? Absolutely. When it is icy or snowy, you will need to go slow enough to be able to stop at the yield line and to control your vehicle through the turns.

What can we do about people who speed? Roundabouts are designed to keep speeds low. However, some drivers will attempt to speed. So, like any other intersection, you should practice defensive driving. Other drivers can learn by your example, so be sure to drive at a safe speed yourself and drive smoothly so other drivers can easily judge your speed. Finally, if you become aware that more enforcement is needed, contact the police department and let them know about your concerns.

What should I do if I miss my exit from the roundabout? If you miss your exit from the roundabout, you can go around the circle a second time. It is safer to go around the roundabout a second time than to stop in the roundabout or make a quick decision that other drivers have not anticipated.

Community Docks - Rentals Available

Driveway and Parking Area Sealing Update

They will continue to work through the schedule as the weather permits until all who have signed up are taken care of. The First Friday Tradition Continues ...

The initial gathering of the 2011 “First Friday” season will be held Friday, June 3, at 6:00 P.M. at the Estates Pool (pending completion of pump repairs, otherwise the alternate location will be a the Cedar Glen Pool). All Tan-Tar-A Estates Homeowners are cordially invited to attend this always popular summer event held on the first Friday of each month.

“First Friday” will continue to feature gourmet hotdogs cooked in the famous Tom O’Keefe tradition. Condiments, plates, tableware, drink cups, and napkins are provided.

Attendees are asked to bring their favorite side dish to share. In the past, we have been overwhelmed with scrumptious delicacies and believe this Friday will be no exception. Bring your choice of beverage (not in glass, please!) and toast the summer season with your neighbors.

Preparing for the Gate

If you came through the back gate area over the weekend, you may have noticed the red tape on the trees as you made the turn on Keystone. We are beginning to clear the area, preparing to start construction on the new gate. We anticipate receiving our permit from the county shortly and are getting our bids.

Fireworks

Tan-Tar-A Resort will be having their fireworks display to celebrate Memorial Day on Sunday, May 29th, at dusk.

The office will be closed on Monday, May 30th in observation of the holiday. If there is an urgent property situation in the Estates that requires our immediate staff attention, you may use the on-call line at: 573-216-1806 or 573-348-1758 Ext. 9. If the call goes to voice mail, please leave your name, a phone number where you may be reached, and details as to the nature and location of the situation. Projects Update

Dam #5 - We have had to make a few adjustments to part of the engineering plans for the remediation of the dam at hole #5 of the Hidden Lakes Golf Course. We have been issued a construction permit, pending final approval of these engineering details. Once we have the final plans in hand, we'll be able to get the final bids. Pending weather and operations, we are still working towards starting construction in 2011.

Back Gate - We have had to work around a right-of-way issue with the county and make some adjustments to the design plans for the back gate. The general look will be the same, but the layout/site plan will be a bit different. We hope to meet with the county inspector in the upcoming weeks and have our construction permit issued, based on the redesign. Once the permit has been issued, we will be able to bid the project and start clearing some of the trees necessary to accommodate the gate. Again, pending weather and operations, we are working towards starting construction in 2011.

Storm Water Control - The recent weather has brought forth a couple of minor storm water control issues. The crew is aware and working on plans to remediate these areas as soon as possible.

Trash Enclosures - We have had a few questions about the trash enclosures. We are working on plans for updated trash enclosures, but we will not be starting construction until sometime in 2012. If your trash hut needs repairs, please do not leave it as is ... while we can understand not making complete replacements at this time, all trash huts need to be maintained and repairs should commence as soon as possible. The Estates crew does make minor repairs as they make their rounds, such as replacing screws and rehanging doors, but general repairs and maintenance remain the responsibility of the each homeowner.

Sirens Went Off, But All is Well ...

The tornado sirens went off today when Camden County was under a tornado warning. We were very lucky and relieved, as the storms just produced winds, heavy rains and hail and as a result, knocked down some branches and leaves. After the Joplin storm, it is pretty scary to hear the sirens!

A good reminder to us all to have a plan for sheltering during a storm ...

Driveway Sealing

No, we have not forgotten your driveway! If you signed up for having your driveway sealed, it will be done, just as soon as the weather allows. We have just been having too much rain lately. The asphalt company indicated that they need a good 48-hour plus window of dry, warm weather to be able to seal. Hopefully Mother Nature will bless us with some beautiful days to follow all these stormy ones.

Pool Furniture

The remainder of the new pool furniture will hopefully arrive this week, finishing out the replacement program at both the Cedar Glen and Estates pools. The pool furniture is shared by everyone and we can all help to make it last longer by treating it with care. Please move pieces gently and it should never go in the pool. Using a towel on the furniture also helps slow deterioration.

We do check the pools daily through the season, but if any of the furniture needs repair, please contact the office to let us know or set the piece aside with a note on it. Thank you!!

Cicadas are Here ...

Cloudy Water

A few people have noted that the tap water is a bit cloudy coming from the wells ... this generally is just air in the water lines, not a contaminant. We have notified the water operator at the Resort and they will be checking the pump system.

Pools are Opening!

Yeah! We really know summer is almost here when the pools open. Both the Cedar Glen and Estates Pools will be opening this Friday, May 20th. We hope you have a great time poolside this season.

Just a reminder of the pool rules ...

1. All rules posted at the swimming pool must be observed.
2. Please adhere to pool hours (10 am to 8 pm).
3. Individuals are responsible for their own safety, as well as that of their children.
4. Children under ten (10) years of age are not allowed in the pool without being accompanied by an adult.
5. DIVING IS NOT ALLOWED.
6. Please keep the pool area clean and place trash in proper receptacles.
7. Bicycles, scooters, roller blades, skates and skate boards are not allowed around the pool area.
8. NO PETS are allowed in the pool area.
9. When the pools is crowded, please be courteous of others and do not use rafts.
10. Children's lifesaving flotation devices are allowed.
11. Flotation devices should be worn by individuals on an "as needed" basis. Remember, even the most experienced swimmer without a flotation device is vulnerable to drowning during an accident.
12. Glass containers are not allowed in the pool area. There will be a $100 fine per occurrence imposed for violating this rule.
13. Pool furniture is not to be placed in the pool or be removed from the pool area.
14. Infraction of the rules and regulations are subject to a fine per occurrence. Fines ranging from $25 to $100 per occurrence (noted by rule/regulation). Fines will be billed to the homeowner in addition to the replacement costs for any damages to property, etc. Fines are to ensure adherence to the rules and regulations and to defray costs incurred as a result of infractions. A homeowner is responsible for family, friends, renters or anyone using their unit or other complex facilities.

Please be sure to bring a towel, towels are not provided at the pools.

Just a reminder, there are no lifeguards on duty, use of the pool is at your own risk.

The pools are private and for the use of the Tan-Tar-A Estates homeowners and their guests.

A Few Weekend Happenings ...

Sneak Peek at the Back Gate Design

We are hopefully getting close to resolving the right-of-way issue, gaining the permit from the county, and looking forward to beginning construction on the new Estates entry, when possible. We are sharing a peek at the drawings for the new entry (but please note that these designs may be subject to change).

The plan for the new entry is to be complimentary to the entry markers that were installed last year, with similar signage and stone work, and metal gates that evoke a natural feel. The new entry will be located off of Keystone Drive, prior to the maintenance facility, and will join to Duenke Drive in the Estates.

We'll let you know when everything is finalized and construction is set to begin, but in the meantime, enjoy the peek at what is currently planned.

White Goods Recycling

The City of Osage Beach is offering a white goods recycling event again this year. Its a great time to get rid of those old household appliances. A large waste receptacle will be in place on the parking lot of the Public Works Facility at 5757 Chapel Drive. White goods may be placed in or near this. Because this event is restricted to white goods only, no other large items can be accepted.

This event is planned for the weeks of May 9-20, 8 a.m.-4 p.m., Monday through Friday. No weekend hours are scheduled.

Spring Yard Cleanup

For those that take care of your own yards, if you have your leaves, branches, and twigs to the curb on Monday mornings during the season, we will pick them up and dispose of them for you.

Please do not use plastic bags, only the large brown paper yard waste bags will be accepted. Please cut up and bundle any wood into a manageable size, no longer than 4 ft. We won't be able to pick up anything but biodegradable lawn waste. Please put all other trash in your trash hut or arrange for a large item pick up with Allied Waste.

We would appreciate (and your neighbors too) if you would refrain from placing yard debris for pick up before Sunday afternoon. Thank you!

Last Call for Driveway/Parking Area Sealing

This is the last call for having your driveway or parking area sealed while the asphalt company is in the Estates. We must RECEIVE your signed quote and payment at the office by close of business on Thursday, April 21st to get you on this year's schedule (which means you need to mail it no later than today). You may also use the drop slot on the side of the building.

We will be turning over the final list to the asphalt company on Friday, so this is it! If you have any questions, please contact at the office.

Back Gate Closed Thursday & Friday

Homeowner Update - March 2011

We hope this update finds you enjoying the new year and looking forward to spring! While we have been busy removing the abundance of snow we received this winter, we have also been working on many of the Estates projects.

We are regularly posting information to the Tan-Tar-A Estates blog, the website, Facebook and Twitter. We encourage you to visit these sites for the most up-to-date and reliable news that comes directly from the trustees and the LLC about what is happening in the Estates. We also send periodic emails via the mail list, which you can sign up for at the website.

Physical Projects

New Back Gate … we have completed a tentative set of plans, they have been physically staked out, and we are working with the county on a right-of-way issue in order that we may move forward towards getting our construction permit. As soon as issues related to the plans are resolved, we will post the final plans to the Tan-Tar-A Estates community website, bid the project, and construction will commence.

Repair of the dam located on at #5 on the Hidden Lakes Golf Course … DNR has issued a permit and we are bidding out the project, with construction planned for this spring providing weather and golf course operations allow. There will be two road closures, one on Elbow Cay Drive below the dam, and the second on Waterscape at the #5 cart path intersection. You will want to detour around these areas. We will have signs up as a reminder.

Street Signage … we are looking at a few options for signage that will provide a cohesive look with the entry markers and the plans for the back gate. Plans remain at this time to begin replacement of the metal posts that the green street signs are located on later this year.

Landscape … Longfellow’s Nursery has already returned to the Estates and has begun native planting seeding for this year. You will see their crew periodically in the Estates throughout the year. You can help us create a beautiful landscape by refraining from walking in these areas or damaging the plants and flowers.

Sale of the Leases

Progress is also being made as we prepare for the sale of the leased property to the lessees. We have been working with our legal team and Camden County Planning and Zoning to resolve several issues and continue to meet with them regularly. Our engineer has also been able to work further on preparing the plat required by the County.

Over the past few months, we have had a few general questions brought forth to us that we wanted to answer for all of you. The most prevalent have been “What will be the sale terms?” and “When will the sale take place?”. We are working on both of these, but we are not yet prepared to provide specific information on sale terms, including pricing, or the definitive date for the sale. The date depends on completing work on many complex issues, some of which involve outside entities over which we do not have control and some of the issues yet to be resolved may impact the sale terms. In either case, it would not be judicious for us to present information that may change. What we can let you know, though, is when we have worked through these issues and the property is offered for sale, each lessee will receive a packet for each of their leased properties, outlining the sales terms. We want to make sure everyone understands that the sale transactions will be on an individual basis, but to be equitable, we will not provide information on terms until the sale is ready for presentation to everyone.

Please bear with us, we are working diligently towards the sale and progress is being made. As soon as we know when, we will let you know.

Community Gardens

We are happy to let you know that Kathy will be returning to our seasonal crew again this year to help take care of the community gardens in the Estates. She'll start preparing the gardens in April and be with us through the summer and early autumn to make sure they stay beautiful. If you see her around, we hope you'll say "hi".

Road Sealing 2011

Road sealing in Tan-Tar-A Estates is scheduled to take place in March and April 2011. Main Street Road and Asphalt of Osage Beach has been contracted to provide this service. The areas that will be sealed this year are:

Moongate
Canoe Court
West End Circle
Ship Dock

As part of a pavement management system, crack filing and road sealing can reduce pavement deterioration by restricting water penetration into underlying base and sub base layers. This restriction helps to maintain pavement structural capacity and limits future degradation, extending the pavement life by three to five years.

Shoreline Cleanup

Spring brings shoreline cleanup time. With the Lake levels low, this is the perfect time to help keep our lake beautiful and clean by picking up the debris that collects along the shore. It only takes a couple of minutes and a trash bag ... if we each do a little bit, it will make a huge difference. If there is a group of homeowners interested in creating an official group, just let us know, we will be happy to help coordinate with the official Ameren UE program.
